Existing urban home sales dip in Jackson County, but median price rises

Existing urban home sales decreased in Jackson County compared to the same time last year, but median home prices increased, according to data from the Rogue Valley Association of Realtors.
Inventory also spiked, including by 33% in Jacksonville, where 15 homes were on the market March 31, 2024, compared to 20 at this time this year, according to a news release.
The total number of existing homes sold in the county Jan. 1 through March 31 was 356 compared to 375 during the same period last year, down 5.3%.

The cumulative number of days on the market was 32 days, up 5 days compared to last year’s 27 cumulative DOM.
The residential inventory of homes on market increased 10.7%, the release said.
Phoenix and Talent saw no increase in inventory compared to last year, with 10 existing homes available on March 31, 2024, in Phoenix compared to 10 this year and 19 homes in Talent. Other cities were up, however, including White City (35.3%, 17 vs. 23), Central Point (22.9%, 35/43), Eagle Point (23.7%, 38/47) and Shady Cove (35%, 20/27). Medford inventory rose 11.8% (51/57), while east Medford saw a limited 2.1% jump (145/148). Ashland inventory was up 3.8% (79/82).
The countywide median home price was $416,500, up 2.5% from the previous year’s $406,500, the Realtor group said.
New construction home sales in the county, by comparison to the same period last year, rose by just two, from 76 to 78. Days on market fell from 78 to 75, the release said.
The median price for a rural home in Jackson County was $605,000, increasing 3.4% compared to $585,000 during the same period last year.

A total of 86 rural homes sold during the rolling quarter, with the cumulative days on market being 101, compared to 89 rural homes sold during same time period last year and an average of 67 cumulative days on market.
